Looking Ahead…      A Note from the President 

It takes a lot of volunteer spirit to organize neighborhood events and participate in the Lakeridge Homeowner’s Association.  It’s a personal choice to serve and to contribute to our community.  In that regard, I would like to remind everyone that the officers and board members of the Lakeridge Homeowner’s Association are all volunteers.

We owe a hearty thank you to all those that have participated – past, present and future.  Whether you’ve served as a board member, officer, taken the time to “right” stop signs that were knocked over, taken pictures for the web site, or picked up a stray candy wrapper, we want you to know that all effort matters, no matter the size.

We welcome your ideas and suggestions for constructive improvement.  In fact, your comments and ideas help direct us on how best to serve our Lakeridge community.  Please do so by sending an e-mail to president@lakeridgetn.com.   If there is an issue I need to be made aware of or a complaint you feel must be heard, please contact me directly at the e-mail address above, and not the other officers or members. 

It’s important to remember that the Board has inherited a legacy that it must work within that includes multiple covenants and a dues structure that is not mandatory.  None of the current officers or board members were Lakeridge residents when these were adopted but we must now work within their structure to do the best we can.

Moreover, we will do our best when we look ahead.  Here’s what I see for the upcoming year:

  • redesigned landscaping at the front entrance that includes regular maintenance
  • an effort to get informed about private security rates and services in the event we decide to hire security on a need-be basis, funds permitting
  • an effort to secure legal counsel, funds permitting, to provide options and address many of the recurring covenant issues
  • researching the efforts of another west Knoxville neighborhood that is currently working on having their covenants merged and switching their dues from voluntary to mandatory

Here’s what I’ll do:

Keep you informed, via the web site, e-mail tree and newsletter of the efforts and outcomes of the items above read and respond to all messages sent to me.

Entrance Makeover  --  Crews slated to begin around late September

The plans were voted on and now it’s time to give our front entrance a makeover!  

Pro-Turf was the company selected to install their design and perform the maintenance that it will take to keep the Lakeridge front entrance beautiful all year long!  

The cost of the design implementation including labor to remove and install plants, the plants and sod being added, mulch and soil amendments will be $4,279.  Maintenance costs will be additional and will depend in part on what is needed at the time, such as mowing, weeding, fertilizer or pruning.  These costs are estimated at approximately $1,500 per year.

We must also repair the valve on the irrigation system at the front entrance which is estimated at $400.  This repair will be made after the landscaping crew has finished so that all the heads can be checked and positioned appropriately for the new design.

Safe and Secure

Jill Mix and Carl Faught, two of LHOA’s at-large board members, have been investigating ways to keep Lakeridge safe and secure. 

Jill contacted three security companies to inquire about the services they provide.  Each company offers patrols and their security agents will detain any suspicious persons until police arrive.

Several different contracting options are available at these companies including the ability to hire them on an as-needed basis with no long term obligation.

Carl Faught would like to determine the level of interest in having a neighborhood watch effort in Lakeridge.  With the new development going in behind us, it may be time to revisit this approach.

LHOA has the ability to use one or both of these options depending on what the residents want.  Please take the time to voice your choice and contact Carl letting him know of your interest in having a neighborhood watch program started by sending an e-mail to carlfaught@peoplepc.com.  As always, you are welcome and encouraged to contact the President at president@lakeridgetn.com with your preferences, too.

 

 

 

Neighbor to Neighbor --  Contact Cary Lewis.

A wonderful way to welcome neighbors and pitch in for those around us in need is in the works in LakeridgeCary Lewis has started the Lakeridge Homeowner’s Association Neighbor Care Team.  For new neighbors moving in, the Team will deliver a welcome packet of information about the neighborhood and the surrounding community.  For neighbors that need a helping hand, we’ll organize volunteers to deliver a meal or mow a yard.

There are two ways you can help.  One is to agree to be on the Team and donate the talent of your choice – lawn care, cooking, an offer to walk the dog or errand services.  The other is to let Cary know when a new neighbor moves in, someone welcomes a new family member, or you know that someone in the family is ill or recovering from an illness or injury.

Good News Gathering! 

Our neighbors have done some great things and there’s bound to be lots more that we just don’t know about.  If you see one of the neighbors below, congratulate them!  If you’ve got something to celebrate and would like us to print it, just send an e-mail to president@lakeridgetn.com..

·     Our very own Adam King was the fastest 7th grader in Knoxville!  In fact, he went on to compete in the Junior Olympics!

·     Adam’s older brother, Alex, won a poetry contest that netted him a $5,000 grant!
