LAKERIDGE RESIDENTS --- UPDATE!  (February 2008)

Lakeridge Residents:  Lots going on in our New Year!   

We are also updating and preparing our 2008 Neighborhood Phone Directory and it should be out soon to all who paid their annual dues for the years of 2007 & 2008.  If you would like anything updated or added . . . NOW is the time . . . especially the personal & business listings on the inside covers.  Please email lakeridgetn@lakeridgetn.com with any changes or additions.  * As a reminder, our $40 annual dues now cover a calendar year and are due NOW!  A 2008 payment invoice can be found on our Association’s website by clicking INVOICE

What Do Dues Do?

With your $40 per year, the Lakeridge Homeowner’s Association

  • Pays for the lighting, water and mowing at the front entrance
  • Prints and binds the Lakeridge Homeowner’s Directory
  • Holds an annual Spring picnic and Fall festival
  • Makes needed improvements, with limited funds
  • Hosts a web site and maintains the e-mail tree
  • Organizes and advertises an annual neighborhood garage sale, and so much more!

Lakeridge Homeowner’s Association dues are voluntary and are only $40 per year.  We hope to be able to do other improvements too, such as further enhance “both” front entrances, but that will all depend on how many neighbors contribute.  So please . . . make a difference in your community can become a member by sending your $40 (or more if you can).  Your neighborhood thanks you.

Neighborhood Concerns from your neighbors:

 * When setting out trash to be collected, please be courteous to tape up boxes (or tightly secure the lids of boxes) that contain lightweight materials (i.e. Styrofoam peanuts).  The wind gusts and garbage collectors sometimes scatter this lightweight material. 

 * Dogs running loose are again a problem.  These causes a problem if the dogs fight, or worst yet attack someone; particularly a child.  It’s the law, leash your pets.

 * If you walk your pet, please pick up after it.  No one appreciates picking up after someone else’s pet.  It is your responsibility, otherwise, stay in your own yard. 

 * Speed limit in our neighborhood is 25 Miles per Hour.  In the early morning and early evening hours as well as on weekends, residents are regularly walking; jogging and kids are out playing.  Please keep an eye out for them and SLOW DOWN.

 * Vandalism is still going on in our neighborhood.  A few reports in the last month . . . please keep your outside lights on for safety at night AND an eye open for your neighbors.  If you see anything suspicious, please contact the Sheriff’s Department Non- Emergency number at (865) 215-244

 *Please trim your bushes and tree limbs away from the road.  Many times these obstacles block the view of drivers and can prevent emergency vehicles from having full access to our neighborhood.  In addition . . . please do all that you can to not park in the street.

 * Any ideas for our website or for upcoming newsletters, please let us know.

 ·        We want YOUR ideas on possible Capitol Project Improvements that YOU would like to see happen.

 ·        Our Spring “Members Only” picnic is coming up soon and this is the time we elect new Homeowners Association offices.  Please step-up, make a difference, and support your neighborhood.  If you are interested, please contact lakeridgetn@lakeridgetn.com.  Thank you.

Special Note: The US Post Office opened a satellite unit on December 17th right up the road from us. It is at 9435 S. Northshore in the strip shopping center that has CVS & Northshore Tan. The post office is located inside Northshore Tan. You can buy stamps or mail packages and there are no up charges since it is a US Post Office. Hours are Mon-Fri 10 am-6 pm and Saturday 9 am - 4:30 pm. They also accept credit and debit cards.

Our Treasurer continues to be Marco Esposito. Secretary is open . . . interested anyone????  The new Public Relations Member is Vern Lindsey. At Large Members are: Tracy Walker, Ann Pope, Sue Townsend, and Kathy Rooke. Cary Lewis will continue her super efforts with her "CARE TEAM" to not only welcome new neighbors but to offer support to our neighbors in need.

Paying the annual $40 dues is so important.  Have you had a chance to send yours in?  Here’s what was accomplished last year with dues from our Lakeridge families.  Click here to get a  2008 payment invoice.

2008-2009 Projected Budget

 To date, we have received $4,120 in dues.  Thank you!!!!  This represents 103 homes out of 298 homes total.  It brings our bank balance to $7,689.94.  From this, we expect to spend:

·        $50 – membership in West Knox County Association

·        $1,000 – office supplies including printing the directory and newsletters; invoice printing and mailing, stamps and our web site

·        $500 for required 2 meetings/social events to cover costs of food, beverages, signage and advertising where applicable

·        $3,600 for maintaining the front entrance (electricity, water, bulbs, repairs, mowing and other landscape services).

It leaves us with a balance of approximately $2,700.  That amount is what is needed to remain in the account in case of any emergency that must be immediately dealt with.  What it doesn’t provide for are any new projects for the neighborhood.   If you haven’t already done so, please send your $40 dues to Marco Esposito, 1634 Breezy Ridge Trail.

 

Service Comparison

 Below are the options for garbage service in our neighborhood.  The difference in cost is astonishing.  If you’re currently using Waste Connections, take a look to see what you can save. We hope this comparison is useful to you, and we’d like to continue putting this type of feature in subsequent newsletters. 

·        Waste Management (525-0529):  $35 activation fee; $17/mo with a quarterly bill of $51.  Will cost $86 to begin service through the first quarter.

·        Waste Connections Inc (WCI), formerly BFI (522-0078):  Standard rates are $25 activation fee, $83.42 quarterly.  Will offer reduced rates for 3 year agreement.  They are the only company offering curbside recycling for $24.08 quarterly with a $12 fee for the bin.

·        Tennessee Trash (966-0086):  No initiation fee; $17/mo, billed quarterly at $51.

 

Neighborhood E-Updates 

If you have announcement to share with the neighborhood such as lost pet, found item or other information of broad interest, please send it directly to lakeridgetn@lakeridgetn.com.  From there it will get forwarded to all who have signed up to be part of the e-mail tree.  Just be sure to sign your name and provide whatever other information needed if someone needs to contact you in response to your message.

Holiday Spirit

Although the holidays have past, I wanted to let you know about the kindness and generosity of your neighbors here in Lakeridge.  Our neighborhood contributed $400 to a family at our elementary school.  Your contributions brought holiday treats and toys to a single parent and her 3 young children.  Many thanks to all of you that contributed and to Cary Lewis for coordinating this effort.  Let’s keep that notion of kindness in our hearts throughout the year!

A FEW REMINDERS

County Officials Requests: 

*  Knox County as contacted the Association’s Board and asked they our residents cut back trees so that emergency vehicles can move freely.  Cut down or back on shrubs that are near intersections.  Do not park on the street.

*  The Sheriff’s Department has advised us that many home addresses are not visible from the street causing a delay or reduction in service.  They request that residents place large street numbers on mailboxes AND near your front door. 

With the events that fill our news . . .  here is a public database to check for offender in any area.  This information was passed onto me from one of our Association’s members.  Just type in the Zip Code to find an offender in that area.  http://www.criminalcheck.com

The Lakeridge residents have a vital network called the E-MAIL TREE.  It is the first and quickest notification system where Lakeridge residents can get the latest information about events affecting the neighborhood.  While we would hope to only have good news to share, that e-mail notification was especially valuable when reports of a potential child abductor, complete with composite sketch, was delivered to neighborhood computer desktops.  We were instantly informed and had the information we needed to keep our families safe.  This same system was used to alert us about break-ins, too, and provided tips on how to discourage robberies.  To sign up for e-mail notifications, just click here!

Lakeridge Board Update  - - - Covenants: 

With the posting of our neighborhood Bylaws and Covenants on this our Neighborhood Association website, have come many residents listing concerns.  Many residents were unaware that these rules and regulations even existed or even in violation of our neighborhood Covenants.  Before making your Homeowners’ Association aware of your concerns we ask that you contacted them directly to share with them your concerns.  Many, many times this is all it takes as most everyone is willing to live in harmony with their fellow neighbors.  Just opening the lines of communications with a friendly smile and a positive attitude will make for strong neighbors. 

However, if these actions are not successful and a review by the Board is in agreement of your complaint  . . . your Homeowners’ Association will address these concerns listing your name and this Board in the complaint.  We support your right to live as was designed in our Covenants.

Neighborhood Concerns from your neighbors:

    * Boats or trailers are  not permitted to be parked in visible view from the street.  This is part of our Covenants that keep our neighborhood appealing.

    * Sheds are not permitted on any property.  This too is part of our Covenants.

    * Concerns over residents, primarily teenage boys, driving off-road vehicles (dirt bikes and three wheelers) and bicycles through yards to access the undeveloped area adjacent to the stream that runs through the subdivision.  The property surrounding the stream area is also private property, belonging to the homes surrounding this area.  The slope down from several areas to the stream is quite steep and someone is going to get hurt.  One resident stopped a boy from riding a dirt bike over a fallen log just below the grassy part of one section.  Apparently the boy did not realize that on the other side of the log was a steep drop down into the stream bed, and there was no way that he would be able to stop.  Besides the safety factor, residents do not appreciate people riding their vehicles through their yards that they have worked so hard to maintain.  Personal requests have been made to several individuals to stop this practice, but this does not seem to work.  Parents who purchase these vehicles for their children should not simply turn them loose on the neighborhood.  It is their responsibility to explain the rules of the road and find an appropriate place for them to ride, which does not involve their neighbor's property.  Please notify the authorities when this happens again and post DO NOT TRESPASS signs near these off road entrances. 

    *  I noticed in the Covenants that satellite dishes for satellite TV are prohibited.  This is illegal for Homeowners' Association to have this in their Covenants as it restricts a person's ability to choose a service.  Cable could dominate if this was not the case.  RESPONSE: These covenants were drawn up during a time of the 8 to 10 foot dishes . . . however; we do have on record an amendment that allows for the smaller dishes that you are talking about (with continued respect to discrete positioning).

    * Could we put together some sort directory of services that residents of Lakeridge provide?  For instance, babysitters, pet sitters, lawn care...  I know that the phone directory needs updating so maybe we could deliver update forms to all the residents and include on that form an area where they can opt to state any special services that they want included in the directory.  (great idea, now part of the NEW Neighborhood Directory)

    * Dogs running loose are again a problem.  I walk my pet on a lease and do not appreciate others who just let their pet run the neighborhood.  This causes a problem if the dogs fight, or worst yet attack me while I walk my small child.  It’s the law, lease your pets.

    * Individuals should keep their cats indoors or leashed. People are tired of neighborhood cats walking on their cars, using their mulch beds for toilets, and harassing their dogs.
