Terms and Conditions

These Terms and Conditions govern the relationship between the Lakeridge Homeowners Association, Inc. (the "Association") and its members. By joining the Association, members acknowledge that they have read, understand, and agree to be bound by these Terms and Conditions and the Bylaws of the Association, available at https://www.lakeridgetn.com/bylaws.

1. Definitions

For the purposes of these Terms and Conditions:

  • Association: The Lakeridge Homeowners Association, Inc., a nonprofit corporation organized under the laws of the State of Tennessee.

  • Member: An individual who has joined the Association and is in good standing.

  • Bylaws: The bylaws of the Association, as amended from time to time, accessible at https://www.lakeridgetn.com/bylaws.

  • Covenants: The Declarations of Restrictions applicable to Lakeridge Subdivision, recorded with the Knox County Register of Deeds.

2. Membership

  • Eligibility: Membership in the Association is voluntary and open to any adult (18 years of age or older) who resides in a completed dwelling in Lakeridge Subdivision, Knox County, Tennessee.

  • Application Process: To become a member, an individual must complete the membership application and pay the annual dues.

  • Term: Membership is valid for one fiscal year, from June 1st to May 31st, and must be renewed annually.

3. Dues and Fees

  • Amount: Annual dues are currently set at $50 per year.

  • Payment Terms: Dues are payable by April 1st. Members should contact the Association for the exact due date each year.

  • Nonrefundable: Dues are nonrefundable once paid.

  • Non-Auto-Renewal: Membership does not automatically renew; members must pay dues each year to maintain membership status.

4. Rights and Responsibilities

  • Member Rights: Members in good standing have the right to:

    • Vote at Association meetings.

    • Participate in Association activities.

    • Serve on the Board of Directors or committees, as provided in the Bylaws.

  • Member Responsibilities: Members agree to comply with:

    • These Terms and Conditions.

    • The Bylaws.

    • Any rules and regulations adopted by the Association.

  • Covenants: All property owners in Lakeridge Subdivision, whether members or not, are bound by the Covenants. Non-members are not subject to the Association’s Bylaws or additional rules, but must comply with the Covenants.

5. Meetings and Governance

The Association shall hold meetings as outlined in the Bylaws. Members are encouraged to attend and participate. Details regarding meeting schedules, quorum requirements, and voting procedures are available in the Bylaws.

6. Amendments

These Terms and Conditions may be amended by the Board of Directors or by a vote of the members, as specified in the Bylaws.

7. Dispute Resolution

Any disputes arising under these Terms and Conditions shall be resolved in accordance with the procedures set forth in the Bylaws, which may include review by the Board of Directors or a vote of the members.

8. Privacy and Data Protection

The Association collects personal information from members solely for managing membership, communicating with members, and conducting Association business. This information will not be shared with third parties without consent, except as required by law.

9. Termination of Membership

  • Expiration: Membership terminates at the end of the fiscal year (May 31st) unless renewed.

  • Resignation: Members may resign at any time by providing written notice to the Association.

  • Termination for Cause: The Board reserves the right to terminate membership for cause, such as violation of the Bylaws or rules, after providing notice and an opportunity to be heard.

10. Miscellaneous

  • Governing Law: These Terms and Conditions are governed by the laws of the State of Tennessee.

  • Severability: If any provision is found to be invalid or unenforceable, the remaining provisions shall remain in effect.

  • Entire Agreement: These Terms and Conditions, together with the Bylaws, constitute the entire agreement between the member and the Association.
